6 stage marketing plan
For every property we sell, we begin with our 6-Stage Marketing plan. It’s a strong starting point that we adapt to fit your property. That’s because every property is different, and every seller we work with has different needs.


1. Pre marketing
Prior to drawing up your individual plan and starting the marketing process, we take time to thoroughly view your property and get to know you. We will also ask you relevant questions about your requirements before advising on the best strategy. This will cover the best way to structure the market price, and whether to commence with a full-on and comprehensive marketing and advertising campaign, or to consider more discrete and background marketing methods.
It’s important for your property to look the best it can. Rest assured, we will offer suggestions and advise on home staging where relevant.

2. Planning the marketing
Buyers need clear and attractive information. Once we have assessed your property, the next step is to ensure it will look the best it can when the details are viewed online. Where it will strengthen your selling position we will put in place· Professional photography a 3D floorplan and a virtual tour. We will also look to have a property video carried out and if suitable drone footage.

3. Pre-matching with active buyers
We keep an up-to-date database of all active buyers. This includes information about what individual buyers are looking for, and also their current position. Prior to full launch, we will instantly match your property with potential buyers on our database. This group of engaged and motivated buyers know what they want and may be in a position to make an offer. Focusing on them first enables strong viewings to be scheduled prior to the full launch.

4. Social media & portal launch
At full launch, your property will reach thousands of potential buyers. Not only is it added to our website, but we will also have a coordinated launch on social media (including Facebook, Instagram and Twitter) and on the major web portals such as Rightmove, Zoopla, Primelocation and Onthemarket.

5.Premium listing
Once the initial rush has died down, your property will become a premium property listing on Rightmove. This means it is placed in a position where site visitors will see it first, enhancing your property’s exposure and gaining more attention.

6. Marketing refresh
We will always be proactive to ensure that your property receives as many views as possible. Unlike many agents we won’t just treat you as a “number” and we actively look to monitor your listing, not only to gain gaining buyer feedback, but to constantly update or refresh your property’s details where needed.
